In my last post I detailed the Spring and Summer real estate numbers for the Loudoun County market. (Leesburg, Ashburn, and Sterling) I wanted to follow up with a post showing what has happened to the market since the end of summer, when traditionally you see a slow down.
In August, 20176- which includes Lansdowne and River Creek, had 81 contracts written. In September, the contracts written dropped to 59, which was a 27% drop from the prior month. 20175 had a slightly smaller fall off in contracts, with 52 written in August, and 41 written in September, for a 21% drop off.
In Ashburn, the market remained pretty steady. The 20147 market which includes Ashburn Village and Ashburn Farm saw a slight drop off from 81 to 73 contracts written from August to September- roughly a 10% drop from month to month. However, 20148 (Broadlands, Brambleton) saw a slight tick up. In August, there were 46 contracts written versus 50 that were written in September. (10% increase) So collectively, Ashburn stayed about the same.
The 20165 market (Cascades, Potomac Falls, Countryside) had the biggest up tick of all these markets. With just 31 contracts written in August, the 20165 zip code had an impressive 55% increase with 48 contracts written in September.
