My wife and I spent about $10,000 to update our main level- specifically our kitchen. From hardwood floor install, to granite counters, to stainless steel appliances- we updated almost everything. And we did some of the work ourselves.
We sanded and painted our cabinets, installed backsplash, installed wood blinds, and replaced a few light fixtures- all things that we could’ve paid a contractor to do, but with a little elbow grease and the assistance of some YouTube “How To..” videos, we knocked these jobs out w/o the aid of any contractors.
The kitchen is the most important room in the house. And its the one room where you should spend the most money and/or dedicate the most time into updating. Its where you spend a lot of time as a family, and its where you’re going to get the most return when it comes to resale.
In our particular neighborhood- based on recent comps, and the (still) low inventory, our townhouse prior to these updates was worth about $300-$305k. If I were to list it today, it would go on at about $345k, and there is no doubt in my mind that we would receive a contract (or multiples) within the first weekend. So you can see that our $10,000 spent in updates, gives us between a 300 and 400% return.
